Basics

CestorA portion of the land reflecting existing utilities, such as gas or electricity, that divides the site or subsites into smaller parts.
Site Area [m²]The total land area of the development or investment site.
Total Building Footprint Area / Total Building Coverage Area [m²]The combined ground-level area covered by all buildings, relating to the outer perimeter boundary of each building.
Building Footprint Area [%] and [m²]The ground-level area covered by the building, relating to the outer perimeter boundary.
Building Footprint Area [m²] = Warehouses [m²] + Offices [m²]
Coverage [%]The percentage of the site area occupied by buildings, calculated as: (Total Building Footprint Area ÷ Site Area) × 100%.
Hardscape Area [%] and [m²]The part of a site covered by buildings, facilities, and non-permeable materials such as pavements, roads, parking areas, and retention basins. This includes:
Total Building Footprint Area [m²]
Warehouses [m²] - the area of the warehouse’s ground level
Offices [m²] - the offices of the warehouse’s ground level
Paved Surfaces (roads, truck courts, parking areas) [m²]
Facilities [m²] (Fire Safety Facilities [m²], Lodges [m²], Retention Basins [m²])
Green Area [%] and [m²]The portion of the site dedicated to greenery, such as lawns, gardens, and trees. This is expressed in square meters [m²] and as a percentage [%]. The calculation is: (Greenery ÷ Site Area) × 100%.

Docks

Total Docks CountThe total number of docks available.
Warehouses Footprint Area Per Dock [m²]The area of the warehouse’s ground level, measured to the outer perimeter of external walls, divided by the number of docks, representing the average space allocated per dock.
Formula: Warehouses Area ÷ n (where n is the number of docks)

Solar Panels

Solar Panels Total Area [m²]The total surface area of solar panels.
Solar PV Capacity [kWp]The peak capacity of the solar photovoltaic (PV) system, representing the maximum power the system can generate under ideal conditions.
Estimated Annual Energy Production [kWh]The predicted total amount of electrical energy produced by the solar system in one year, measured in kilowatt-hours (kWh).

Site Infrastructure

Truck CourtThe area between the road and a warehouse where trucks load and unload goods. It includes features such as dock doors, maneuvering space, trailer parking, and driveways to facilitate efficient freight handling.
Retention BasinThe artificial reservoir designed to manage stormwater runoff by collecting and holding excess water.

Dimensions

WidthThe measurement or extent of something from side to side.
LengthThe measurement or extent of something from end to end.
HeightThe third dimension, representing the measurement of
an object or space in the vertical direction.
